What can I do to maintain my garage door?
This is a question we get asked often. frequent maintenance can make your garage door system last longer and work better. This also means you will save money on repairs as your hardware will be in better shape and less components will need to be replaced.
What do I need for the garage door tune up?
you will need a ladder, a paper towel and a can of spray lubricant. You can buy it in any hardware store. I prefer Teflon spray, but anything is good. my least favorites are the ones that say “garage door lubricant”. usually the cheaper ones are better.
This requires NO TOOLS. Do not loosen any screws or bolts, as this could be extremely dangerous. The tune up is done with the door in the closed position.
You want to apply lubricant to the following pieces:
Hinges, rollers, bearing plates, Torsion springs and middle bearing.
A little goes a long way – you don’t need to overdue it. You can always wipe off the excess with a paper towel.
How to lubricate garage door Hinges?
There are a few different kinds of hinges. Basically, you want to lubricate the pivoting portion of the hinge. Don’t lubricate the screws holding the hinge.
How to lubricate garage door Torsion springs?
The spring’s coils rub against each other as the door goes up and down and the spring is losing and gaining tension. Lubricating the coil will diminish the friction and make it last longer. The best way to lubricate your garage door torsion spring is to get on a ladder and spray lubricant on top of it. The lubricant should drizzle down between the coils. If it drips, use a paper towel and wipe off the excess oil.
How to lubricate garage door Rollers?
Good rollers require no lubricant. But, most garage doors have the original plastic rollers that should have been replaced a long time ago and now slide more then roll. In this case, spraying lubricant is highly recommended. You want to spray a lot of lubricant on the wheel itself, as well as on the part where the wheel is mounted on the stem.
How to lubricate garage door Bearing plates?
Garage door bearing plates are mounted on each side of the torsion bar. They allow easy rotation for the torsion bar. You should apply lubricant to it, spraying at the part where the bar meets the plate.
This garage door tune up should take about 15 Minuets is recommended to be done once every 6 months.
A certified garage door technician from C and M garage Doors would also check the spring tension and balance the door. As well check the opener open and close force. If you need this done give us a call –
